with maintenance issues:     

  The guys will ALWAYS schedule non-emergency  approved jobs into their weekly work schedule
  however  emergent projects will always be their first priorty. 
  The maintenance guys work for the Association, not individual residents, so please respect that and make requests though
the proper channels. A desire to have something done is not an automatic guarantee, staff and the Board will decide if it is
an appropriate action to take and owner will be notified if it is not appropriate. Abuse of the request system will be dealt with
by a Board action.

  Work Requests:

  If you wish to e-mail a work request in, it must have the following information--
  the date/your name/building and unit number/phone number or e-mail address for contact if questions/then
  explain the issue you are requesting the work order to address.  (see above for rules regarding this)

  If you have an emergency, call Targa at 253-815-0393 as they have a 24 hour number for emergencies and they have
  a list of qualified people to handle different emergent situations.

  Targa has found a new office building that is quite a bit larger to accommodate and serve  clients better. It is still in
  Federal Way and just down the road from our current office. Below is the new address.

                                                              Renting by owners:

  The votes were tallied and it was voted down 74 against and 21 for and 59 did not return ballots.  Therefore there will be no
  renting of unit by owners allowed in Colonial Forest based by a majority vote .

                                        First phase of repaving is completed!

Good news for those homeowners who have a cell phone for their only phone____ you can have your cell phone programmed
to open the gate like land lines can.  You just need to call Justin at Targa ( go to Contact button on this web site and scroll to the
bottom)
or e-mail Justin@targarealestate.com and give him your cell phone number.  Caution:  make sure it is a local number as your landline
would be as Guardian Gate will charge you $10.00 an opening if you have a number that would be long distance to our area I am told.


                                                                              Attention all home owners:

It has come to the attention of The Board that some home owners have been giving our crew a hard time and telling them how to do
their jobs, this is STRICTLY PROHIBITED!   You will address all questions and complaints about the work or conduct of our grounds
staff to The Board in writing ONLY with the name of the reporter!  We will address the issues,  make the appropriate determinations
on each.
We have a good reliable staff who go out of their way to be accommodating and do a good job and it is not the home owners position
to critique their work or instruct them how to do it,  that is the position of The Board and John Halvorson oversees them on the
Boards behalf.

                                                If you would like to have a Block Watch, let the Board know!      

We have had cars come in here either when the gates were open for those few hours or they follow someone in.
They park and soon another car pulls up next to them and they exchange something then they both drive out.  Some
have observed they drive around seemingly lost as they do not know how to exit like someone who lives here or
is a familiar visitor.  We believe they are drug dealers exchanging drugs to customers or something not legal and are
using our community to hide from prying eyes of the law possibly.

It is also illegal for a resident  to knowingly allow someone in their home to do illegal activity ( see new R&Rs).
We have had a few concerned residents let us know of both but we need to form a block watch so we can keep on top
of these things and let them know we are watching and aware in our community by posting a block watch sign on the
premises  and this has to be a community venture as it effects us all.

Something interesting a resident wanted to suggest we all do to save money and be responsible and maybe you will want to give it a
try:

Put a bottle full of water in your toilet (s) tank to displace some water after a flush and it will end up using less water and saving us
all money indirectly as we pay the water bill as part of our dues.  An interesting idea and if we had others as well, it would be a way
of us contributing to the community here........something to consider!!

                                                     PSE free  offers:
PSE cannot schedule the time but only promise the day they will come for the free install of lightbulbs/shower heads and water
heater pipe wraps.

Please consider doing the vinyl windows and  possibly adding more insulation as those who did were very thankful as it saved them
on energy costs.  You can also get a tax credit still as well as the PSE rebate, so it is still financially a sound investment all the way
around.

To contact PSE consultants about Window replacement or added insulation, the insulation determination is a case by case  call PSE
or Michael Niall for scheduling of this.

                                                                 DO NOT PUT FOOD OUT FOR ANIMALS!!!!!

We have contacted residents who continue to put food out for animals and this invites unwanted animals that can bring disease and
potential harm to residents pets as well as residents out walking.   After sending two notices to the offending person, we will assess
fines and if fines not paid, there are other actions the Board can take.
We have had raccoons and rats and other unwanted animals here because they get fed.  If we need to have them removed, we will
have to pay and that means all of us pay for a few who persist on doing this after repeatedly being asked not to. We will actively
pursue these measures to keep the residents and household pets safe from unwanted animals who can bring disease.

Costs are:  15.30 each + tax for visor remote and if you buy two the cost is 14.14. each, three remotes 13.77 each

costs are:  21.20  each + tax for keychain remote and if you buy  two the cost is 20.14 each, three 19.08 each

To pick them up, your savings is 7.50 shipping for each.  ( see address and phone number on contact page)

They also charge 5.00 to set the code but if you call me at 253-517-7906 and I verify you are a resident, I can give you the code.

                                                                 Attention All Homeowners:
Recently we have sent a notice of what you can purchase to replace original equipment!

There has been some not paying attention to the letter as well as online and in the new R&Rs of August 2011 sent out.
so the R&Rs will be republished and sent out with a complete list of all replacement items owners can purchase and
install with series and models numbers.

A letter will go out soon to note the Emco style, series and model numbers of all approved Storm Doors, if you have a
question about a Storm Door purchase please contact Targa until the notice can go out.  If you contact me, Joni

Also left off the list was replaceing the lattice.  We want lattice replaced in the current SQUARE design consitent with
the rest in the complex NOT the diamond design as the SQUARE design is consistent with the original used . 

We are asking all residents look at their units outside and clean up their areas outside their units for winter
and come spring and summer next year clean, fix or paint what you are responsible for.

            This means painting railings, decks and doors (includes front , back and garage).
Do not let clutter accrue around front and back and on decks,  they are not storage areas.  It is up to each
resident to keep their units in good condition to  maintain the appearance and value of our complex. 

Wood fencing will be removed on those buildings with prior fencing and if you want fencing in buildings that had
wood fences prior, you need to put up vinyl fencing approved by the Board.  Contact Targa or the Board before
replacing any exterior item or making any change as you MUST replace any item with the approved item or you
will have to remove the incorrect item and purchase the correct one .

If you want to alter or change anything on the outside of your unit, you need to get board approval prior to the
change or incur the cost of restoring it back.  Please ask before making changes !

Window  dressings state they are to be white or off white showing to the outside.  Line drapes if you want  print or colored drapes.
Keep the window dressing in good condition,  not sagging, incorrectly hung drapes or blinds that are bent or in disrepair.  It does not
look good from the outside and it makes the complex look run down as well as the items above and that effects us all. 

Please refer to the NEW Rules and Regulations just put out August 1 as they are the current rules and guideline for the Association
and the community.   We will be pursuing violations to resolution and if failure to respond to first notice will cause fines until
correction is made on the issue to the Boards satisfaction.

  Gray paint codes for your spring maintenance to your decks, the black does not have a code
  so get the black paint where you can and remember that the black railings need to be repainted also when in poor condition
  as well.
  White paint code was wrong based on one report so I would suggest getting a paint chip and matching it.

Property Tax information:
  Here is an e-mail I got the the tax assessors office concerning tax exempt status and deferral status.  Apparently a raise in the amount is
  going before the house soon. The current amount is 35000 and 45000 concurrently.

  There is a Senate Bill 6215 that will go before the Legislature, 2010 Regular session raising the income amount to $40,000 and also the
  Deferral program to $45,000. Contact your local representative or Legislature for more information as to the status.

  There is usually more than one attempt to change the limit.  This is one that was referred to our office.
